Water heaters fail in one of two ways. Either they give you months of warning and you ignore it, or they let go all at once and you find out by stepping in it. We handle both, and we would much rather have the first conversation with you than the second.
If you are replacing one, the choice between tank, tankless and heat pump models comes down to how your household uses hot water, what fuel you have, and where the unit can physically go. There is no single right answer, and anyone who gives you one without looking at your house is guessing.
Signs yours is on the way out
- Rust-colored or metallic-tasting hot water. The tank lining or the anode rod has given up and the steel is corroding. This is the tank telling you it is near the end.
- Rumbling or popping during heating. Sediment on the bottom of the tank, with water flashing to steam underneath it. It reduces capacity and stresses the tank.
- Running out of hot water sooner than it used to. Sediment buildup takes up volume, or a heating element has failed.
- Water around the base. Any pooling needs attention now. Shut the water supply off and call us. Once a tank splits, it empties.
- Age. Conventional tanks have a finite life, and if yours is well past a decade you are on borrowed time regardless of how it seems to be behaving.
Hard water and sediment in the Lowcountry
Water hardness varies across the tri-county area, and where it runs harder the minerals come out of solution when the water is heated and settle in the bottom of the tank. That layer insulates the water from the burner or lower element, so the unit works harder for the same hot water, and it accelerates corrosion.
Flushing the tank annually removes it before it hardens into a crust. Checking the anode rod every few years matters even more — that rod is a sacrificial piece of metal designed to corrode instead of your tank, and once it is consumed the tank starts corroding in its place. Most homeowners have never heard of it, which is why so many water heaters die a few years earlier than they had to.
Tank, tankless or heat pump
Conventional tank
Simple, proven, the lowest cost to install and easy to service. You get a fixed volume of hot water and then you wait for recovery. Best fit when the install budget matters most and household demand is predictable.
Tankless
Heats water on demand, so it does not run out and does not stand there keeping a tank warm around the clock. It takes up far less space, which is a real advantage in an older home downtown where the closet is the closet.
The trade-offs are real too. Install cost is higher, gas models often need a larger gas line and different venting, electric models need substantial electrical capacity, and flow rate is finite — two showers and a dishwasher at once will find the limit of an undersized unit. Sizing has to account for incoming water temperature, and it must be descaled periodically where water is hard.
Heat pump water heater
These move heat out of the surrounding air into the water rather than generating it with an element, which makes them substantially more efficient than a standard electric tank. They need a reasonable volume of air around them, so a garage or a large utility space works better than a tight closet.
There is a Lowcountry side effect worth knowing about: because they pull heat and moisture out of the surrounding air, they dehumidify the space they sit in. In a damp garage that is a genuine bonus. They also produce condensate that needs a drain, and they are taller than the tank they replace, so ceiling clearance gets checked first.
Gas versus electric
Gas units generally recover faster, which matters for a large household running back-to-back showers. They need proper venting, and if you are converting from electric there is gas line and venting work to account for.
Electric units are simpler to install where there is no gas service, and a heat pump model narrows the operating cost gap considerably. If you already have a heat pump for heating and cooling, you are familiar with the principle — it is the same idea applied to water.
Recovery rate and larger households
The number people focus on is tank capacity. The number that decides whether you run out is recovery rate: how fast the unit reheats after you have drawn hot water off.
A household of five with two bathrooms and a morning routine that overlaps needs a different answer than a couple who shower at opposite ends of the day. We ask how many people, how many bathrooms, when demand peaks and whether there is a large soaking tub, then size on that rather than on square footage.
