Johns Island is the largest island in the state and it still feels like it. You can be on a two-lane road under a canopy of oaks, pass a farm stand, and two minutes later be in a subdivision that did not exist five years ago. Maybank Highway strings it all together, and everything else runs off it — long gravel driveways, houses set back a quarter mile from the road, marsh-front lots, and the road out to Kiawah and Seabrook at the far end. Servicing an island shaped like that is a different job from servicing a tidy grid of streets.

Two islands in one: old farmhouses and brand-new builds
On the older properties we find systems that were added to houses never designed for them, with duct threaded through unconditioned attics and crawlspaces, and equipment that has been kept running well past its natural life because replacing it never fit the year. In Whitney Lake, Grimball Gates, Marshview and the newer developments off Maybank, the story flips: modern equipment, modern duct, and a house that cools fast but holds humidity because the system was sized with a comfortable margin rather than a careful calculation. Same island, opposite problems, opposite fixes.
Well water and what it does to a water heater
Plenty of properties out here are still on well water, and well water is hard on equipment. Sediment settles in the bottom of a tank and insulates the burner or element from the water it is supposed to heat. Minerals scale the element and the anode rod goes early. The symptoms are a tank that runs out sooner than it used to, popping or rumbling noises, and eventually a failure that ends up on the floor. Flushing the tank matters far more here than it does on city water, and when a water heater does need replacing, the choice of tank and anode should reflect what is actually coming out of your well.
Power outages, surges and rural lines
Long rural feeders and heavy tree cover mean Johns Island loses power more readily than most of the area, and the way it comes back matters. A compressor hit by a surge, or one that tries to restart against high head pressure the instant power returns, can be damaged in seconds. If your system did not come back correctly after an outage, do not repeatedly cycle the breaker — that turns a small problem into a bigger one. Surge protection at the equipment is inexpensive relative to what it protects.
Marsh-front salt at the edges
Interior farmland on Johns Island is genuinely inland weather. The marsh-front lots and the properties toward Kiawah River and Headquarters Plantation are not. Exposure varies enormously across a few miles here, so the right coil and the right maintenance interval for your house depend on where on the island you actually sit.
