West Ashley is brick ranch country. Avondale, Byrnes Downs, South Windermere and the streets around them are full of low, wide 1950s and 1960s homes sitting a couple of feet off the ground over vented crawlspaces, with big oaks over the roof and ductwork underneath that has been down there since the Eisenhower administration in some cases. Further out toward Church Creek, Shadowmoss and Carolina Bay the houses get newer and the problems change completely. Both halves of West Ashley keep us busy, for entirely different reasons.

Ductwork under the house that has quietly given up
This is the defining West Ashley problem. A vented crawlspace is damp, warm in summer and full of things that chew on insulation. Over decades, flex duct sags between supports, the outer jacket tears, mastic dries out and joints pull apart at the boot. We regularly find runs that have separated completely and are blowing cooled air into the dirt. The homeowner’s experience is a back bedroom that never keeps up, a bill that climbed for no obvious reason, and floors that feel cold and damp. Sometimes targeted repairs are enough. When the whole system is original and deteriorated, replacing it is the only honest recommendation.
Water where the equipment lives
Drainage is a real and well-known issue in parts of West Ashley, particularly around Church Creek. When water stands in a yard it also stands in the crawlspace, and it reaches the bottom of ground-level condensers. Standing water rusts out cabinet bases, corrodes electrical connections and floods disconnects. If your unit has been underwater, do not simply flip the breaker back on and hope — have it inspected. And when replacement time comes, raising the equipment on a proper stand is a cheap way to avoid repeating the experience.
Ranch homes with returns that were never adequate
Those mid-century houses typically have one central return and long, thin supply runs to bedrooms at the ends of the house. Add a modern system with a stronger blower to that duct and you get high static pressure, noisy vents, poor airflow to the far rooms and a system working harder than it should. It rarely shows up as a breakdown. It shows up as a house that has never been comfortable and a homeowner who assumes that is just how it is.
Damp air and that crawlspace smell
Humidity is a separate problem from temperature, and West Ashley makes that obvious. A house can sit at 73 degrees and still feel heavy, with a musty edge to the air when the system kicks on. That is usually crawlspace air being pulled into leaky return duct and distributed through the house. Fixing the duct comes first. Where the moisture load is genuinely high, a whole-home dehumidifier does what an oversized air conditioner never will.

My condenser was sitting in water after a storm. Is it ruined?
Not necessarily, but it needs to be looked at before it runs. Water gets into the disconnect, the contactor and the wiring, and corrosion there causes failures weeks later. We would rather inspect it than have you find out the hard way in August.
Is my old ductwork worth repairing, or should it be replaced?
It depends on what we find. If a few boots have come loose and the rest is intact, repair is the sensible answer. If the jacket is torn along most of the runs and the insulation is soaked, patching it is throwing money at a system that will fail again. We will show you photos from under the house and let you decide with the same information we have.
There is a musty smell when the air comes on. What causes it?
Usually crawlspace air entering the system through leaky return duct, or moisture sitting in the drain pan and on the coil. Both are findable and both are fixable. Air treatment can help, but it is a supplement to fixing the source, not a substitute for it.
Do you handle crawlspace encapsulation?
That is a separate trade, and we will tell you straight when your moisture problem is bigger than the HVAC system. What we can do is repair or replace the duct, seal the return side, and control the humidity inside the house.
