Sullivan’s Island is a small island with a long memory. Cottages from a century ago sit next to raised beach houses and careful renovations, the lots are tight, and the streets around the Stations were not laid out with a service truck in mind. Coming over from our Summerville office takes a while, so we schedule island work honestly and give you a real window rather than a comfortable one.
Most of what makes HVAC work here different comes down to two things: the salt, and the buildings. This is a full-time and second-home island more than a rental island, so the systems tend to be better looked after than on some of its neighbors. What they are not is easy to work on.

Historic cottages with nowhere to put ductwork
A great many homes here were never built with central air. Ductwork was retrofitted decades later into whatever space could be found, which usually means undersized runs squeezed through closets, chases and knee walls, or a duct system routed through an unconditioned attic that loses half its capacity before the air reaches the room. Some houses have no practical duct path at all. This is the one place in the Charleston area where ductless mini splits are consistently the right recommendation rather than a compromise. They let you condition a converted attic, a sleeping porch or a back addition without tearing into original plaster, and they zone the house properly. Where existing ducts are salvageable we would rather repair and seal them than rip them out.
Salt exposure on a very narrow island
There is nowhere on Sullivan’s Island that is far from the water. Outdoor coils corrode, cabinet fasteners rust, and line set insulation breaks down in the sun and the salt. What changes the outcome is straightforward maintenance: regular fresh-water rinsing, professional coil cleaning rather than a quick hose-down, and coastal-grade coil coatings when the unit is replaced. We also look at the mounting hardware, because on this island the stand often fails before the equipment does.
Design constraints and tight access
Outdoor equipment on Sullivan’s Island has to go somewhere that works visually as well as mechanically, and on small lots between neighbors that is a genuine design problem. Screening that hides a condenser can also strangle its airflow, which quietly costs you capacity and shortens the compressor’s life. Elevated construction adds another layer, with units on platforms or tucked underneath. When we quote here we are thinking about clearance, service access, sound and sightlines at the same time, and we will tell you where a proposed location is going to cause you problems later.

Will mini splits look wrong in an older house?
They do not have to. Modern indoor units come in wall, ceiling cassette and low-wall console formats, and line sets can often be run through existing chases or along the exterior in a concealed raceway. We will walk the house with you and show you where each head would go before you commit to anything.
How much faster does equipment die out here?
Meaningfully faster than inland, and we would rather say that plainly than promise you a number we cannot back up. Distance from open water and whether the coil is cleaned and coated are the factors that move it most.
My renovation contractor wants to reuse the existing ducts. Should we?
Sometimes yes. It depends on whether the runs are sized for the equipment you are installing and whether they can be sealed and insulated properly. We will measure rather than guess, and we will tell you if reusing them means living with the same complaints you have now.
