Air Duct Cleaning

Honest air duct cleaning for Charleston area homes, including when cleaning is warranted and when sealing is the better spend.

Duct cleaning is one of the most oversold services in this industry. You have probably seen the coupon offers and the phone calls. Here is our position: duct cleaning is genuinely worth doing for specific, identifiable reasons, and it is a waste of your money as a yearly ritual.

We will come look, show you what is actually in your ducts, and tell you plainly whether cleaning is the right spend or whether your money would do more good somewhere else in the system. Sometimes the honest answer is that your ducts are fine and the problem is elsewhere.

When cleaning is warranted

  • Visible mold growth inside the duct or on the air handler. In a climate this humid, particularly on ductwork running through a vented crawlspace, this is real and we find it. If it is there, it needs to come out.
  • Rodent or insect activity. Droppings, nesting material or a dead animal in the duct. Crawlspaces around West Ashley, James Island and downtown Charleston give animals easy access to a torn duct.
  • Construction or renovation dust. Drywall dust is fine, abrasive and gets everywhere. If your system ran during a remodel, the ducts hold it.
  • Heavy visible debris. Pull a register cover and look with a flashlight. Actual accumulation — not a light film — means it is time.
  • After water intrusion. A flooded crawlspace after a hurricane or a heavy tidal event can leave duct interiors wet. Wet duct in August is a problem that does not resolve on its own.
  • A persistent musty smell you have already ruled out at the coil. Check the evaporator coil and drain pan first — that is far more often the source. See coil UV lights.

When it is not the answer

If your registers are dusty but the duct interior is clean, you have a filtration problem, not a duct problem. Better filtration costs less and fixes the cause instead of the symptom.

If your house is dusty and the air feels damp, cleaning the ducts changes nothing about either. Dust settling quickly usually points to a filter that is too coarse, a duct system pulling unfiltered air in through leaks, or both. Damp air points to humidity control.

And a light coating of settled dust on the inside of a duct is normal. It has been there for years, it is not moving, and disturbing it does not improve your air. Every system in the Lowcountry has some. That alone is not a reason to spend money.

What the process actually involves

Done properly, duct cleaning is a source removal job, not a vacuum waved at a vent.

  1. Inspection first. We open access points and look inside with a light and camera before quoting anything. You see what we see.
  2. Negative pressure on the system. A high-volume vacuum is connected to the trunk so everything dislodged travels into the collection unit rather than into your living room.
  3. Agitation. Brushes and compressed air tools work the debris loose from the duct walls, branch by branch, back toward the vacuum.
  4. Registers, boots and the air handler. The blower wheel and coil hold more contamination than the ducts in most houses. Skipping them means the system re-dirties itself within weeks.
  5. Reseal and verify. Every access point we cut gets properly closed. We show you the before and after.

Crawlspace realities

A lot of the ductwork in this area lives under the house, in vented crawlspaces that are humid most of the year. That changes the conversation in ways it would not in a drier climate.

Flex duct down there sags between supports, collects moisture in the low spots, and the outer vapor barrier tears. Insulation gets damp and stays damp. Joints separate at the boots and the collars. Once a duct is open to the crawlspace, it is pulling humid, unfiltered, sometimes musty air directly into your supply.

Cleaning a duct that is torn open under the house is like washing a shirt and hanging it in the mud. The debris comes back, because the source never closed. When we find that, we tell you.

When sealing or repair is the better spend

Duct leakage is the most common and most expensive problem we find in Lowcountry crawlspaces, and it commonly wastes a large share of the conditioned air you are paying for. Sealing leaks does several things at once: it keeps humid crawlspace air out, it stops the system pulling in dust and odors, it improves airflow to the rooms that never get comfortable, and it lowers run time.

Cleaning does one thing: it removes what is in there now. If we can only recommend one, and the duct is leaking, sealing and repair is the better use of your money nearly every time. If the duct is beyond sealing — crushed, badly sized or waterlogged — then replacement is the honest recommendation, and we will say so even though it is the harder conversation.

Inland, 12–15 years is typical. Along the coast it is often shorter — salt air corrodes condenser coils and cabinets, and our long cooling season means the system simply runs more hours per year. Homes on the barrier islands frequently see 8–12 years unless the equipment has coastal-grade coil coatings and gets rinsed regularly.

That is a humidity problem, not a temperature problem — and it is the single most common complaint we hear in Charleston. An oversized air conditioner cools the air quickly, shuts off, and never runs long enough to pull moisture out. The fix is usually a correctly sized system, a variable-speed blower, or a whole-home dehumidifier. If your system shuts off in under about ten minutes, it is worth having us look at it.

Most Lowcountry homes have a heat pump, even though people often call it a furnace. A quick check: if your outdoor unit runs in winter, you have a heat pump. If heat only comes from an indoor unit that burns gas, it is a furnace. Either way we service both — it just changes what we look at first.
