Turnover days are the only window, owners are often out of state, and nobody notices a system struggling until a guest complains. What works here is preventive rather than reactive: scheduled maintenance timed around your booking calendar, smart thermostats you can watch remotely so you see a problem before a guest does, and a standing relationship with someone who already knows your equipment. How long will a system actually last out here?
Less than inland, and we will not pretend otherwise. Proximity to open water is the biggest factor, followed by whether the coil was coated and whether anyone rinsed it. What we can tell you is that the gap between a maintained coastal system and a neglected one is larger here than anywhere else we work.
Is a coastal coil coating worth paying for?
On this island, yes, in our experience. It is one of the few upgrades where the coastal environment does the arguing for us.
