Mount Pleasant is really two towns wearing one name. There is the Old Village, with its low cottages, deep porches and hundred-year-old live oaks, and there is everything built east of 17 in the last thirty years — Park West, Carolina Park, Rivertowne, Dunes West — where the houses are big, open-plan and stacked two stories with a system for each floor. The HVAC problems in those two Mount Pleasants have almost nothing in common, and a technician who only knows one of them will misdiagnose the other.
We work out of Summerville, so getting to you means 526 and the Wando, or the run over the Ravenel Bridge if we are already downtown. That is a real drive and we do not pretend otherwise. What we do instead is tell you an honest window when you call, and we hold to it.

Upstairs is always warmer, no matter what you set
This is the single most common complaint we hear east of the Cooper. Two-story homes here usually run two systems, and the upstairs unit is fighting a hot attic, long duct runs, and all the heat rising from a two-story great room. Setting the downstairs thermostat lower does nothing except make the first floor cold. The real causes are undersized or leaking supply runs in the attic, insufficient return air upstairs, a badly placed thermostat, or an attic that is simply too hot for the ducts passing through it. All of those are measurable, and all of them are fixable without replacing both systems.
Cool but clammy in the newer subdivisions
A large share of the newer construction here was fitted with generously sized equipment. Big capacity cools a house fast, hits the setpoint, and shuts off before it has removed much moisture. You end up at 72 degrees and still sticky, with condensation on the windows in the morning and a musty smell in the closets. Adding more capacity makes it worse. The answer is right-sized, staged or variable-speed equipment, better control of the fan, or a whole-home dehumidifier that handles moisture independently of temperature.
Salt off the creeks and the marsh
If you are on Shem Creek, backing the marsh in Hobcaw or Belle Hall, or anywhere with open water in sight, your outdoor unit is living in a harsher environment than one in a landlocked subdivision two miles inland. Salt attacks the aluminum fins and the copper tube joints, and once the coil starts to weep refrigerant the repair is rarely economical. Rinsing the coil regularly with fresh water helps more than people expect. At replacement time, coastal-rated coils and coated cabinets are worth the conversation.
Builder equipment reaching the end together
Whole streets in Park West, Rivertowne and Dunes West were built within a couple of years of each other, with the same equipment installed by the same crews. That equipment now ages out at roughly the same time, which is why one neighbor replacing a system is often followed by three more on the same block. If yours is original to the house and creeping up in age, it is worth getting an honest assessment before it fails in August rather than after.

Why is my upstairs five degrees warmer than downstairs?
Usually attic heat plus airflow, not a failing compressor. We measure static pressure and temperatures at the registers to find out where the capacity is going. Often the fix is duct work and returns rather than equipment.
I live on the marsh. Do I need special equipment?
You need a coil that can survive salt and a maintenance habit that includes rinsing it. Whether that means a coastal-rated unit or a coating depends on how exposed you actually are — being on the water in the Old Village is different from being half a mile inland in Park West. We will tell you honestly which side of that line you are on.
My system is only about ten years old. Should it be failing already?
An eight-month cooling season puts far more run hours on equipment here than the same unit would see in Ohio. Add salt or a neglected coil and a system that should last fifteen years does not. Age alone is not a verdict, though — we would rather show you the measurements and let you decide.
