There is one road on and off Folly Beach, and everybody who works out here plans around it. Folly Road backs up, the island fills up on weekends and holidays, and a service call at four in the afternoon in July is a different proposition than the same call at nine in the morning. We say that up front because it shapes how we schedule. When you call from Folly we will give you a window we can actually hit, and if the honest answer is early tomorrow rather than late today, that is what we will tell you.
Folly has its own building stock too. Small older beach cottages that have been added onto more than once sit beside new elevated construction on pilings, sometimes on the same block. The systems in those two houses have almost nothing in common except the environment they are fighting.

Salt corrosion is the headline problem on any barrier island, but Folly adds sand. Wind carries fine grit into condenser fins where it packs down alongside the salt deposits, and the two together do more damage than either alone. A coil that looks clean from three feet away can be substantially blocked once you get a light behind it. That means higher head pressure, a compressor running hot, and capacity you paid for that never reaches the house. Regular fresh-water rinsing helps a lot. Proper professional coil cleaning helps more, and on Folly we will usually recommend coastal-grade coil coatings when it is time to replace the system.
Rental turnovers where downtime is lost revenue
A large share of Folly is short-term rental, often booked back to back through the season with a few hours between guests. When the air conditioning quits mid-stay it is not just uncomfortable, it costs the owner the booking. The properties that avoid that are the ones on planned maintenance scheduled around the calendar rather than reactive service, usually paired with a smart thermostat the owner or manager can check remotely. Seeing that a house has been sitting at 78 degrees while set to 72 tells you there is a problem a day before a guest picks up the phone.
Elevated houses, flood risk and where the equipment sits
New Folly construction is up on pilings, which puts condensers underneath or on raised platforms and air handlers into small mechanical closets. Older cottages often have equipment closer to grade than anyone would install today. Both need thinking about before hurricane season rather than after: elevation of the condenser, condensate routing, secured line sets, and surge protection. If your equipment has been through water we will inspect it rather than simply reconnecting power, because a compressor that has been submerged and restarted rarely survives the experience.

How fast can you get to the island?
It depends on the day and the traffic, and we will be straight with you about it. Call or text and we will tell you the realistic window before you rearrange your afternoon.
How often should I rinse the outdoor unit?
More often than you think. On Folly, a gentle fresh-water rinse of the condenser coil every few weeks in season is reasonable, with power off at the disconnect first. It will not replace a professional cleaning, but it slows the salt and sand down considerably.
Can you coordinate with my rental manager?

My cottage has window units and no ducts. What are my options?
A ductless mini split system is usually the right answer for an older Folly cottage. It gives you real zoning without opening up walls and ceilings, and it dehumidifies far better than window units do. We will look at the layout and tell you how many heads it honestly needs.
